We have created a homeowner packet that includes valuable information for every homeowner that lives in the Village at Bearden.
This packet includes the Covenants, Conditions, and Restrictions, Bylaws, City of Knoxville and Knox County service guide, as well as general neighborhood information.
This packet is available to all Village at Bearden homeowners and residents. If you do not have a copy, or if you are a new resident and need a copy, please follow the link below to request one.
Covenants, Conditions, & Restrictions
These are written rules, limitations and restrictions on use, mutually agreed to by all owners of The Village at Bearden. This is a legal document that lays out the guidelines for the Village at Bearden neighborhood. CCR's are enforced by the homeowners association. The contain limitations and restrictions on various subjects, including antennas, dishes, detached buildings, home additions, landscaping, fencing, and more.
All Village of Bearden residents should have a copy of the CCR's. If one is needed, please request the Homeowner packet above.
Bylaws
The Village at Bearden bylaws are a set of rules that govern the homeowners association. The bylaws govern how the HOA operates and contain the information needed to run the HOA as a business. The bylaws covers matters such as; meetings, how meetings are conducted, duties and terms of directors, the number of directors, and membership voting rights.
